Patterson highlight

Growing residential base

Patterson's population grew from 3,763 in 1990 to 23,781 by the 2020 Census, driven by residential development that accelerated in the early 2000s as families sought affordable housing in the Central Valley.

Patterson remained a small agricultural town through most of the 20th century, with a population under 4,000 as recently as 1990. Beginning in the 1990s and accelerating through the 2000s, the city became a destination for families attracted by affordable housing and proximity to jobs in the broader region. Developers built hundreds of new single-family homes each year at the height of the boom, turning Patterson into a young, family-centered community with a median age considerably below state and national averages.

The boom years saw dramatic transformation: from 2004 to 2006 alone, builders added more than 1,400 single-family homes to Patterson's housing stock. The growth slowed sharply after 2007 as the national recession dampened construction, but by then the city's character had shifted from agricultural town to commuter community. Today more residents work in neighboring cities or remote jobs than work in local agriculture or agribusiness, though the valley's farming heritage remains visible in the landscape and the water infrastructure that sustains both crops and people.

Young families moving into Patterson often carry mortgage obligations, car loans, and a household budget built on two incomes. Planning for the financial security of that household if one income disappears is precisely what term life insurance addresses. The right coverage amount depends on family size, debt, and years to retirement—factors that matter most to households in their earning years.
